If you want to lower your monthly payments, you could extend your mortgage term.
By increasing your mortgage term, you'll pay back more overall, as you'll pay more interest.
You could apply to extend your term quickly and easily online using Manage your Mortgage.
You cannot extend your term to a date whereby you will be over the age of 75
Reducing your term
Pay more each month, but pay back less overall.
You'll pay less interest overall if you shorten your mortgage term.
It means your monthly payments will go up, but you'll save interest overall during the length of your mortgage.
When you apply, we'll need to check your income and outgoings to make sure that you can afford the new payments.
How to apply
For residential mortgages, you apply to increase your mortgage term via the app or through online banking.
However, if you:
- Have a buy to let mortgage
- Any part of your mortgage is interest only
- Want to reduce your mortgage term
- Would like advice on changing your term
You will need to call us to book an appointment with our mortgage team to complete the application.

Log in to or download the Royal Bank app, tap your mortgage when you're in the app and then tap 'Manage your Mortgage', 'Your services' then 'Extend your term'.
