Royal Bank does not offer home reports or house surveys. The information below is guidance only. This guidance is only relevant for buying property in Scotland, where the home report/surveying process is different to the rest of the UK.
All properties being sold in Scotland require a Home Report which includes a Single Survey, an EPC and a Property Questionnaire.
You are obliged to provide a copy of the Home Report to any prospective buyer; failure to comply can result in a local authority penalty charge of £500.
The Home Report itself is produced by a Chartered Surveyor who is a member of Royal Institution of Chartered Surveyors (RICS) and should be a Registered Valuer.
On average, a Home Report costs between £585 and £820 according to the Royal Institution of Chartered Surveyors. The costs will vary depending on the size of your home and the surveyors that you decide to use.
For the first two parts of the Home Report, the Single Survey and the Energy Report, you will need to employ the expert service of a RICS Chartered Surveyor.
